1) The listing papers have been signed and we're ready to go. I personally walk through the home with you, creating a list of what needs to be done to get your North Toronto home "showing" ready. When you "live" in a home, it is not easy to see it from a Buyer's point of view, but I can. Do we need a painter, do we need a cleaning crew? If so, I have a number of people at my ready to help you.
2)Professional photography and a virtual tour of your GTA property. Buyers will not even look at listings that don't have pictures as part of the listing. A few amateur, dark photos, will not do it. As part of my Enhanced Marketing Programme, you have the benefit of professionals doing the job, and therefore, giving your listing the upper hand.
3) Before the Photograph arrives, Staging will be done, to show your home to its best potential. We want to maximize the dollar value of your North Toronto!
4)Your own URL/Website. Each one of my listings has a designated website that Buyers can go to to get all the details, and then make an appointment online to view your home. I personally will show these Buyers your home.
5) QR Code on your property Web Rider: QR codes are compatible with all Smartphones. When potential Buyers walk by or drive by the sign on your lawn, they can access all the details of your home, and actually book an appointment to view the property, all through the QR code and web rider information. I personally will show these potential North Toronto Buyers your home.
6)Website Exposure:
a) 90% of today's Buyers shop online first, before contacting a Realtor. My personal websites: www.gittalevi.com and www.gtahomesforsale.com have top ranking in Gooogle, the largest web search engine.
b)Century 21 has one of the most sophisticated professional Real Estate websites, with international exposure, since it is also the largest, global real estate company. The listing of your home will appear here, with 21 photos and a link to the virtual tour, for all our Century 21 relocations.
c)Your listing will be posted on the Facebook Marketplace for Century 21 Heritage, as well as a posting on craigslist, zoocasa, kijiji, oodle, househunting.ca, and twitter
7) Postcards will be designed, printed and delivered to advertise your home to prospective Buyers, as well as area residents. The people in your area are already sold on the neighbourhood, and may have family or friends wishing to move there. This is their chance to "choose your neighbour".
8) Open House--advertised in advance, and monitored, by myself and my team. Your home will be protected at all times. Feedback from the open house will be reported back to you.
9)Coloured Feature Sheets will be designed, printed, and made available at the property and on-line for all Buyers. A sample can be found at http://c21heritage.homeania.com/listing/b/N2033282/feature_sheets
10)Personal Management of all the showings of your home, and daily feedback to you.
11) Offer time--you will be prepared in advance for an offer to purchase your property, so that it will be a comfortable, and "hassle-free" experience. Remember, I have 21 years of experience doing this for my clients, and "hand holding" is part of the process.
12) Up until closing, I will be representing you on the sale of your property. This includes the mortgage company, home inspectors, lawyers. We are a TEAM, with the same GOAL in mind!
